Abstract Operation

Urbaniqa - Via Brenta Milan is an investment opportunity that offers an annual return of up to 15 percent on the amount invested, with an estimated term of 36 months. The investment is made through the underwriting of capital shares of the special purpose vehicle Setha Brenta S.r.l., which already owns the property located in the inner courtyard and is the promissory purchaser, by virtue of a preliminary purchase agreement, of the street-front property, and which will handle every aspect of the real estate development. Thirty residential units out of 69 have already been booked. The project has already obtained validation from Banca Progetto and Banca MPS, which have financed the project to the tune of 8.2 million euros.

The operation involves the redevelopment and re-functionalization of an area consisting in its de facto state of a 7-story building above ground facing the street, a shed behind it plus courtyards. Two buildings of six stories above ground plus two basements are to be constructed, with a combined total of 69 residential units, 83 parking spaces and 34 basements. The buildings are located on Viale Brenta, 24 adjacent to the Porta Romana Scalo and within walking distance of the "Brenta" subway stop of the same name.

The Promoter of the initiative is Setha Group, a real estate development company present in Italy and internationally for several years now. Setha Group has already closed two successful campaigns on Mamacrowd: Sunset Apartment Moneglia, which raised €1,000,000 in 2022, and Viotti 3 Milano, which raised €890,000 in 2023. The architectural design was created by OBR Studio, Renzo Piano's School. Marketing is entrusted to Compagnia Immobiliare Italiana, partner Coldwell Banker, a leading real estate brokerage firm in Milan.

Exit from the transaction will occur upon sale of all real estate units and collection of estimated proceeds. The developer will liquidate the invested capital and the percentage of profits due. The return will accrue from the time of the closing of the capital increase until the resolution to liquidate the company.

On the campaign is available the optional Rubrication free of charge for the Investor as the costs are borne by Urbaniqa - via Brenta Milan.

Project

The transaction involves the redevelopment and re-functionalization of an area consisting in its de facto state of a 7-story above-ground building facing the street, a shed behind it as well as courtyards. The property already purchased by the group is located on Viale Brenta, 24 adjacent to the Porta Romana Scalo and within walking distance of the "Brenta" subway stop of the same name.

The property today with mixed uses (commercial and offices) will be the subject of complete demolition and reconstruction with the aim of creating a residential complex consisting of two buildings of six floors above ground plus two basement floors of garages and cellars, also planned spaces to be allocated to condominium "amenities."
