Real estate crowdfunding opens to any private investor the Real Estate sector, hitherto considered in some ways inaccessible, due to investments with high figures and need to have specific skills.
From 2020 Mamacrowd makes it possible for everyone to access quality investments, with underlying real estate and preferential settlement, returns between 12 percent and 15 percent, and an average duration of 24 months, opening up real estate equity crowdfunding for good.
It is a type of crowdinvesting that opens up the world of real estate to the collective. As with other equity projects, real estate crowdfunding allows people to acquire stakes that will bear fruit, but in a shorter time frame than traditional investments in startups or SMEs. A real estate crowdfunding campaign can aim to finance the purchase of a property, its renovation or construction from scratch, with the ultimate goal of marketing and making a profit.
A real estate project, especially for the Mamacrowd investor, allows to diversify the investment portfolio, aiming for moreover at one of the most resilient and relevant sectors of the Italian economy, also offering an excellent return-to-risk ratio.
Each investment opportunity is subject to rigorous selection, also validated by a third-party and independent evaluator. For each opportunity all information is transparently reported in one place (the project page) and from the very beginning. The investor can independently evaluate investment opportunities and choose which ones to invest in. Mamacrowd selects projects from real estate professionals with a proven track record and a history of success behind them.
The return to the investor is the profit derived from the sale or rentals (net of management costs) plus the sale. Returns are related to the riskiness of the project; greater risk taken corresponds to greater returns. Rates of return range, on average, from 12 to 15 percent.
In real estate equity crowdfunding there is always a real asset, i.e., real estate, as the underlying of the investment. The investor then subscribes to shares in the company that owns the property and will manage the work to make the most of the asset.
The duration of real estate projects averages 24 months, a significantly shorter time horizon than other types of investments that require uncertain time frames. This makes it possible to be clear from the outset about a deadline by which the investment can come true. In the case of "Buy to sell" real estate projects, that is, with the objective of buying, building/renovating and then selling, the time horizon is 12/36 months while for "Buy, Hold and Sell" projects, that is, buy, rent and sell, it is 60/120 months.
