The investment in Student House - Ferrara offers the advantage of preferential liquidation, that is, the right for investors who join the equity crowdfunding campaign to be reimbursed first compared to the Promoter. The maximum total ROI of the project is 30% over 24 months. If the projected duration is exceeded, the total ROI will increase, keeping the annual return constant, which will be calculated pro tempore.
Paco Srl, the project sponsor, has decades of experience in the real estate sector, with a focus on the Northern Italian market. The team consists of professionals with specific expertise in real estate asset enhancement, with a track record of active and successfully closed projects.
The property manager will be CAMPLUS, Italy's first university student housing provider: it has 10,000 beds in 14 Italian and 2 Spanish cities. It offers flexible and differentiated services aimed at students, young workers and travelers with its accommodation, both short and long-stay, within university merit colleges, residences and apartments. The Company also manages apartments throughout Italy for students and young workers.
Exit from the transaction will occur upon liquidation of Student House S.r.l., once the entire building is deeded. The return will accrue from the closing date of capital increase until the resolution of liquidation of the company Student House S.r.l.
Student House Ferrara reserves the right of "liquidation preference" for all investors participating in the campaign, who will therefore be reimbursed first in the event of exit over the company's other shareholders (according to the order of preference indicated in the bylaws).
