Milan - Park View is a real estate project of the company V.Z. Sviluppo Srl, which involves the redevelopment of an area overlooking Parco delle Cave, one of the largest urban parks in the city of Milan, to create 22 modern homes in an extremely dynamic area.
The real estate investment opportunity offers an annual return of up to 15 percent with an estimated transaction duration of 24 months. Handling the bureaucratic, site and sales aspects will be the special purpose vehicle V.Z. Development s.r.l.
The area, which has already received a favorable opinion from the landscape commission of the City of Milan, will be purchased in June by V.Z. Sviluppo S.r.l. and by the end of the year preliminary construction activities will be started. Advanced negotiations are underway for bank financing with BPER Banca.
The project location is in a strategic and dynamic area of Milan, exactly at 216 Via Zoia. This area has undergone strong development in recent years and boasts excellent connections to downtown Milan thanks to the many public transportation services available. Twenty-two apartments will be built, with private gardens and parking spaces.
The investment in Vista Parco offers the advantage of preferential liquidation, i.e., the right for investors who join the equity crowdfunding campaign to be repaid first with respect to the Developer. The maximum total ROI of the project is 30% over 24 months. If the planned duration is exceeded, the total ROI will increase while keeping the annual return constant, which will be calculated pro tempore.
It is also foreseen from the 12th to 24th month the possibility for Promoter members ("A" units)i to exercise the "Redemption Right" thus liquidating the Invested Capital and the expected Return accrued up to the date of exercise of the Redemption, if this right is not exercised, the Capital will continue to accrue the expected returns
The Promoter, operates throughout italy in residential, industrial and commercial settings, dealing with the design and execution of works, with a focus on sustainable green development, upgrading existing buildings or implementing new construction from scratch.
The exit from the operation will be through self-extinguishable shares or upon liquidation of the company V.Z. Development S.r.l., once all the apartments have been reregistered. The return will accrue from the closing date of capital increase until the resolution to liquidate the company V.Z. Development S.r.l.
Milan - Vista park reserves the right of "liquidation preference" to all investors who join the campaign, who will therefore be reimbursed first in case of exit than the other shareholders of the company (according to the order of preference indicated in the bylaws).
