Milan - G48 is a real estate project by Vitruvius & Partners, which involves the renovation and redevelopment of four buildings formerly used for manufacturing purposes, transforming them into modern homes with private gardens and green spaces, in an extremely dynamic area of Milan.

The real estate investment opportunity offers an annual return of up to 15 percent with an estimated transaction duration of 30 months. Handling the bureaucratic, construction and sales aspects will be the vehicle company G48 s.r.l.

The property is already owned by G48 S.r.l., and preliminary construction activities will begin in December 2023. The project has obtained two loans totaling €9.8 mln.

The project location is located in a strategic and dynamic area of Milan, exactly at 48 Via Gallarate. This area has undergone strong development in recent years and boasts excellent connections to the center of Milan thanks to the many public transportation services available. There will be 60 apartments to be built, with private gardens and parking spaces, for a total of 8,400 square meters.

The investment in G48 offers the advantage of preferential liquidation, i.e., the right for investors who join the equity crowdfunding campaign to be repaid first with respect to the Developer. The maximum total ROI of the project is 37.5% over 30 months. If the expected duration is exceeded, the total ROI will increase while keeping the annual return constant, which will be calculated pro tempore.

Vitruvius & Partners, operates in residential, industrial and commercial contexts, dealing with the design and execution of works, with a focus on sustainable green development, upgrading existing buildings or implementing new construction from scratch. The company operates throughout Italy and achieved a turnover of €73 mln in 2022.
