Desio District is a real estate project of EXRE Group, which involves the renovation and redevelopment of an industrial building, to be transformed into modern housing, offices and a supermarket, already dipreliminary object of sale with a leading GDOP operator in an extremely dynamic area of the province of Monza and Brianza, the city of Desio.
The real estate investment opportunity offers an annual yield of up to 14 percent with an estimated transaction duration of 27 months. Beginning July 1, 2026 and ending September 30, 2026, Category A partners will have the right to request that the offering company, Desio District Srl, liquidate Mamacrowd investors by recognizing with the pro tempore expected accrued return. Beginning October 1, 2026 and ending December 31, 2026, Category B and C shareholders will have the right to request that the offering company liquidate Mamacrowd investors by recognizing with the accrued return pro tempore. As of January 1, 2027, Category B and C members who have not exercised the stipulated rights will become ordinary Category D members, pari passu shares with the promoter's A shares. The Desio District S.r.l. special purpose vehicle will handle the bureaucratic, construction site and sales aspects.
Theproperty is already owned by the EXRE group and is part of an Integrated Intervention Program already approved by the City of Desio and with an Agreement already signed.
The investment in "Desio District S.r.l." offers the advantage of preferential liquidation, i.e., the right for investors who join the equity crowdfunding campaign to be reimbursed first with respect to the Promoter. The maximum total ROI of the project is 31.5% over 27 months. If the projected duration is exceeded, the total ROI will increase while keeping the annual return constant, which will be calculated pro tempore.
Desio District reserves the right of "liquidation preference" to all investors who join the campaign, who will therefore be reimbursed first in the event of exit than the company's other shareholders (according to the order of preference indicated in the bylaws).
